Program Questions
Can you pave a lot without closing the business?
Yes. Commercial lots are almost always paved in phases. The property is divided into work zones so a portion stays open at all times, with signage, routing and emergency access agreed in advance. Night and weekend windows are available where daytime closure is not workable.
How long before we can drive on new asphalt?
Traffic is typically allowed back on within about 24 to 48 hours depending on mat thickness, ambient temperature and how quickly the surface cools. Heavy trucks and dumpster traffic should be kept off the newest sections longer. The schedule you receive lists the release time for each zone.
Do you handle ADA compliance during repaving?
ADA stall counts, access aisle dimensions, slope considerations and signage are reviewed as part of the layout, and the restriping scope brings the lot back in line with current requirements rather than simply copying the old paint.
Why do the entrances and drive aisles fail first?
Those areas carry turning loads, delivery trucks and the highest traffic counts, and they are frequently where water collects. They often need a heavier section or full-depth correction while the parking stalls only need an overlay — which is why a single blanket treatment usually wastes money.
Should we repave or keep patching?
Patching is the right answer while failures are localized and the base is intact. Once patches spread faster than they can be placed, cracking becomes interconnected, or the base is pumping fines, the economics move to an overlay or reconstruction. The assessment identifies that threshold before more money goes into patching.
