A resurfacing is only as good as the base prep and the maintenance plan that follows it.
Site Walk & Core Sampling
PCI walk, core samples in failure zones, and a written go/no-go on whether overlay is the right call or a full reconstruction is being masked.
Mill 1.5–2 Inches
Cold-mill the oxidized surface course, sweep clean, and tack the base. Edges saw-cut tight to curbs, gutters, and gas valves.
Base Repair Before Overlay
Full-depth patches and sub-base correction in every failure zone before the overlay goes down. Overlay is a surface — it cannot fix a broken base.
Hot-Mix Overlay
1.5–2" of mix-design-specified hot-mix asphalt, paved to grade, joint-sealed at the perimeter, and rolled to spec density.
Restripe & ADA Bring-Up
Full restripe to current ADA code — stalls, access aisles, ramps, signage. Same mobilization, no second visit.
Maintenance Plan Handoff
Written sealcoat and crack-seal cadence so the new surface lasts 15–20 years instead of 8.
Repair vs. Resurfacing vs. Reconstruction
The wrong call costs three to five times more than the right one. Here's how we draw the line.

- Failures are localized — potholes, isolated alligator zones, edge raveling, less than ~25% of the lot.
- Scope
- Saw-cut + patch, crack seal, infrared, skin patch. Lot stays in service.
- Cost
- Lowest dollar per sq ft on the failed area only.
- Service Life
- Buys 3–7 years if sub-base is sound and a sealcoat plan follows.
- When
- Alligatoring covers >25% of the lot, the surface course is oxidized through, or repeated patches are starting to fail.
- Scope
- Mill 1.5–2", repair base in failure zones, hot-mix overlay, restripe.
- Cost
- Higher per sq ft, but applied to the whole lot — and resets the asset.
- Service Life
- 15–20 years with a written maintenance plan behind it.
- When
- Sub-base has failed — pumping, settlement, drainage rerouted by water instead of design.
- Scope
- Demo, sub-base rebuild, new asphalt, new striping, drainage correction.

- Highest — but the only honest answer when the foundation is gone.

What is parking lot resurfacing?
Resurfacing — mill-and-overlay — is removing the top 1.5–2" of oxidized, cracked asphalt and paving a fresh hot-mix surface over the existing sub-base. It resets the lot to a new-asset surface life without the cost or downtime of a full reconstruction. Done at the right moment, it extends the asset 15–20 years.
How much does parking lot resurfacing cost?
Every lot is priced off a site walk — square footage, mill depth, base repair scope, ADA bring-up, access window, and mobilization all move the number. We don't publish per-square-foot rates because the same number misleads on a 20,000 sq ft retail lot and a 200,000 sq ft industrial yard. Call (406) 309-SEAL for a written scope and number.
Resurface or reconstruct — how do I know which I need?
If the sub-base is sound, mill-and-overlay is the right call. If the lot is pumping water, settling unevenly, or repeated patches are sinking, the sub-base has failed and overlay will just delay the reconstruction by 2–3 years at full overlay cost. We core-sample in failure zones before we propose — no guessing.
How long does a mill-and-overlay last?
15–20 years with a written sealcoat and crack-seal maintenance plan behind it. Without a plan, oxidation starts pulling fines out of the new surface in year 3–5 and you're back in repair mode by year 8. The mix design and maintenance plan matter as much as the overlay itself.
Can you resurface in winter?
Hot-mix overlay needs ambient temps above ~50°F and dry conditions to compact and bond properly. In our territory that's roughly May through early October. We use winter to scope, core-sample, and schedule — then mobilize as soon as the paving window opens in spring.
Do you handle ADA compliance during resurfacing?
Yes. A mill-and-overlay is the right moment to bring stalls, access aisles, ramps, slopes, and signage to current ADA code — and we do it as part of the same mobilization. Walking away from a fresh overlay with a non-compliant restripe is a liability we won't create.
How long is the lot closed?
Most commercial lots can be phased so half the lot stays open at any time. Typical full mobilization on a 30,000–60,000 sq ft retail lot is 3–5 working days from mill to final stripe, with the surface drivable within 24 hours of paving and stripe-cured the same day. Phasing plan and tenant notice are written into the proposal.
Do you offer warranties on resurfacing?
Yes — written workmanship warranty on every overlay. Terms vary by mix design and scope and are spelled out on the proposal. Sub-base failures outside scoped repair zones are excluded and called out in writing before we start.
