What Moves the Number Up
Base prep
The cheapest paving bid is usually the one that skips base work. In the Flathead Valley, that bid becomes alligator cracking by year three. Proper sub-base — 4 to 6 inches of compacted ¾-minus crushed road base — adds $0.80 to $1.40 per sq ft but doubles the surface's working life.
Asphalt thickness
Residential driveways spec 2.5 to 3 inches compacted. HOA loops and light-duty commercial spec 3 inches. Truck-traffic commercial lots in Kalispell's industrial zones spec 4 inches or a two-lift (binder + surface) section, which adds $1.00 to $1.75 per sq ft.
Removal & disposal
Tearing out failed asphalt before repaving adds $1.50 to $3.00 per sq ft depending on thickness and dump fees at the Flathead County landfill or a local recycler.
Drainage & grading

Bundling with sealcoat

Off-peak scheduling

Freeze-thaw. The valley sees 90+ freeze-thaw cycles a year — water gets into pavement cracks, freezes, expands, and pries the asphalt apart. That's why proper base, drainage, and a tight sealcoat schedule matter more here than they would in, say, Boise.
Snow-plow scoring. HOA loops in Whitefish and Bigfork take a beating from plow blades every winter. We spec a slightly stiffer binder grade (PG 64-28) on plowed surfaces because it resists scoring better than the cheaper PG 58-28 most national contractors quote.
