    Parking Lot Sign Questions

    What signs are legally required in a commercial parking lot?

    At minimum: ADA accessible-parking signage at each accessible stall (60+ inches AFG), stop signs at every internal intersection that meets the property, and tow-away/private-property notices that match your state statute so unauthorized vehicles can actually be removed. Fire-lane signage is required where the AHJ has designated a lane. Speed limit signs are required where you want to enforce a speed.

    What height does an ADA sign need to be?

    Bottom of the sign at 60 inches above grade per ADA 502.6 — measured from the finished surface to the bottom edge of the sign. The post itself usually runs 7 feet to keep the sign visible above a vehicle in the stall. Van-accessible stalls add a "Van-Accessible" plate below the main sign.

    What's the difference between engineer-grade and diamond-grade reflective sheeting?

    Engineer-grade (Type I) is the baseline — fine for lit lots. Diamond-grade (Type IX or XI) is 3 to 4x more reflective and stays legible in heavy snow, ice, and low light. We default to diamond-grade in MT, ID, WA, ND, and SD because the lots see real winter — engineer-grade fades into the snowbank.

    Can you install signs without re-striping?

    Yes. Sign install is a separate scope. Most properties refresh signage on a different cycle than striping (signs typically last 7 to 10 years on diamond-grade, stripes need refresh every 2 to 3).

    Do you replace knocked-down signs from snowplows?

    All the time. Snowplow strikes are the #1 cause of missing parking-lot signage in our territory. We replace the post, the breakaway base if it's a snap-off, and the sign. Single-sign call-outs are usually one-day turn.

    What does parking-lot sign installation cost?

    Single sign on a new U-channel post, diamond-grade reflective: $150 to $300 installed. ADA sign with van-accessible plate: $200 to $375. Tow-away private-property sign (large 18×24): $175 to $325. Multi-sign jobs and full lot retrofits get volume pricing.
