    Can you present to our HOA board?

    How do we budget road work across several years?

    The inventory ranks each segment by urgency and by how much life a treatment preserves. From there we build a phased sequence against a fixed annual figure — preserving what can be preserved, stabilizing what is deteriorating, and scheduling reconstruction into a later year with a known number attached.

    Do residents keep access during the work?

    Yes. Private road projects are staged so residents, deliveries and emergency vehicles retain access. The schedule, closures and any temporary parking arrangements are communicated before crews mobilize.

    Why do private roads fail at the edges first?

    Most private roads have unsupported edges and shoulders that shed water poorly. Vehicles track over the edge, water saturates the shoulder, and the pavement breaks back from the outside in. Edge and drainage correction is part of the scope because paving over the symptom does not last.

    Can part of the road be repaired instead of repaving everything?

    Almost always. Segmenting the system is the point of the inventory — it prevents the association from paying for full reconstruction where crack sealing and localized repair would have protected the segment for years.
