Asphalt Overlay & Resurfacing
When the base is still serviceable, an overlay restores the surface for a fraction of reconstruction cost. The decision hinges on what is happening underneath — so we assess the base, drainage and transitions before recommending an overlay over a rebuild.
An Overlay Only Works If the Base Does
Resurfacing places new asphalt over an existing surface. It restores ride quality, appearance and water shedding — but it does not repair a failing base. Placed over the wrong surface, an overlay reflects the same cracks within a season or two.
The suitability review looks at cracking pattern and width, rutting, base pumping, drainage behavior, existing thickness and how the new surface will meet curbs, gutters, door thresholds and adjacent pavement. Localized failures are repaired full depth before placement.
Where elevations cannot be raised, milling removes the equivalent depth so transitions stay correct. That coordination is part of the scope, not an add-on discovered mid-project.

Program Questions
How do I know if my lot is a candidate for an overlay?
Good candidates have an intact base, drainage that still works, and distress limited to surface oxidation, isolated cracking and moderate wear. Interconnected alligator cracking, rutting from base movement, pumping fines or standing water indicate the base is involved and an overlay will reflect those failures quickly.
How thick is a typical overlay?
Thickness is set by the traffic the surface carries, the condition of the existing pavement and available elevation. Light-duty parking areas are commonly thinner than drive aisles and truck routes. The proposal lists the specified thickness rather than leaving it open.
What is mill and overlay?
Milling grinds off a measured depth of the existing surface before new asphalt is placed. It is used when elevations cannot rise — at curbs, gutters, door thresholds and adjacent pavement — and it also removes the most deteriorated material so the new mat bonds to sounder pavement.
Will old cracks come back through the new surface?
Reflective cracking is the main risk with any overlay. It is reduced by repairing working cracks and failed areas full depth first, using an appropriate thickness, and keeping water out of the base afterward with a crack sealing and sealcoating schedule.
How long does a resurfaced lot last?
Service life depends on base condition, traffic, drainage, climate exposure and whether preservation is actually performed. In this freeze-thaw climate, maintained surfaces last substantially longer than neglected ones, which is why every project closes with a preservation schedule instead of a handshake.
What does resurfacing cost?
