Should my lot be repaired, resurfaced or rebuilt?
It depends on the base. If failures are localized and the asset can be stabilized, repair and preservation is usually the right call. If the base is broadly serviceable, an overlay or coordinated rehabilitation extends the life at a lower cost per square foot. If base, drainage or elevation problems are widespread, full-depth correction is the only durable answer. The site review determines which one applies before a scope is written.
How does the proposal work?
Proposals are built after a site review and present up to three decision levels — protect and repair, resurface and extend, or rebuild and correct. Each includes scope, quantities, assumptions, exclusions, phasing and the expected next-maintenance timing so the decision can be made on more than a single number.
Can you pave around an operating business?
Yes. Phasing, section-by-section closures, night and weekend windows and access routing for deliveries and emergency vehicles are standard on occupied retail, medical, hospitality and industrial sites. The access plan is agreed before mobilization.
When is paving season in Northwest Montana?
Asphalt placement depends on ambient and surface temperature as much as the calendar. In the Flathead Valley the practical window generally runs from late spring through early fall, with shoulder-season work scheduled around temperature and weather forecasts. Booking early secures a date inside the reliable part of the window.
Do you coordinate base, grading and drainage work?
Yes. Base preparation, grading coordination, drainage interfaces, curb and transition work are scoped as part of the project rather than treated as someone else's problem. Where a specialty trade is required, that interface is identified in the proposal.
How soon can a new asphalt surface be sealcoated?
New asphalt needs to cure before sealer is applied — typically a full season, depending on placement date, thickness and weather. The closeout package includes the recommended timing so the preservation cycle starts at the right point instead of too early.
