    When is crack sealing most effective?

    Crack sealing is most effective when cracks are still narrow (under 1 inch wide) and the surrounding pavement is in fair to good condition. Early treatment prevents water from penetrating the sub-base and causing larger failures like potholes.

    What is the difference between crack sealing and crack filling?

    Crack sealing uses hot-applied rubberized material that bonds to the crack walls and flexes with temperature changes. Crack filling uses cold-pour material that sits in the crack but does not create a permanent bond. Sealing lasts 3–5 times longer than filling.

    How long does crack sealant last?

    Properly applied hot-rubberized crack sealant typically lasts 3–5 years depending on traffic volume and climate. In Montana and the Dakotas, where freeze-thaw cycles are severe, we use materials rated for extreme temperature swings.

    Can you seal cracks in winter?

    How Sealcoating Is Scoped

    Sealcoating is priced off the actual surface, not a per-square-foot formula pulled off a website. These are the five factors that move a proposal up or down — knowing them before the site walk helps you plan a realistic budget.

    Open, rectangular lots seal fast with squeegee and spray equipment. Islands, curb lines, dumpster corrals, and tight drive aisles all add hand-work that machines can't cover.

    Surface condition & prep
