    Most lots don't need a full resurfacing — they need the right repair done once, the right way.

    Pothole Patching

    Hot-mix, cold-patch, or infrared — selected by depth, traffic, and how long it has to last before the next thaw.

    Crack Sealing

    Hot-pour rubberized seal on every crack ≥ 1/4" before water gets to the sub-base.

    Skin & Full-Depth Patch

    Saw-cut, remove failed asphalt, re-compact base, and pave to grade. Sealed at the seam.

    Mill & Overlay

    Surface mill plus 1.5–2" overlay when alligatoring covers >25% of the lot but sub-base is still sound.

    Sub-Base Rebuild

    Pump-outs and soft spots traced to drainage or compaction failure — fixed once, not patched annually.

    Drainage Correction

    Repair
    When
    Failures are localized — potholes, isolated alligator zones, edge raveling, a few hundred sq ft of distress.
    Scope
    Saw-cut + patch, crack seal, infrared, skin patch. Lot stays in service.
    Cost
    Lowest dollar per sq ft on the failed area only.
    Service Life
    Buys 3–7 years if sub-base is sound and a sealcoat plan follows.
    Resurfacing (Mill & Overlay)
    When
    Alligatoring covers >25% of the lot, the surface course is oxidized through, or repeated patches are starting to fail.
    Scope
    Mill 1.5–2", repair base in failure zones, hot-mix overlay, restripe.
    Cost
    Higher per sq ft, but applied to the whole lot — and resets the asset.
    Service Life
    15–20 years with a written maintenance plan behind it.
    Full Reconstruction
    When
    Sub-base has failed — pumping, settlement, drainage rerouted by water instead of design.
    Scope
    Demo, sub-base rebuild, new asphalt, new striping, drainage correction.
    Cost
    Highest — but the only honest answer when the foundation is gone.
    Service Life
    20–30 years.

    What is parking lot repair?

    Parking lot repair is the targeted fix of localized asphalt failure — potholes, cracks, alligator zones, raveled edges, sunken patches, and drainage low spots — without resurfacing the entire lot. Done early it buys 5–10 years before the next major capex event.

    How much does parking lot repair cost?

    Every lot is priced off a site walk — square footage of distress, patch depth, traffic loading, access window, and ADA scope all move the number.     Repair or resurface — how do I know which I need?

    Rule of thumb: if failures are localized and cover less than 25% of the lot, repair. If alligatoring is widespread, patches are stacking on patches, or the surface is oxidized through to gray, mill-and-overlay is the right move. If the lot is pumping water or settling unevenly, the sub-base has failed and reconstruction is on the table. We document which one you need in writing — not a guess.

    How long do parking lot repairs last?

    A properly saw-cut, full-depth hot-mix patch over sound sub-base lasts 7–10 years. Infrared patches last 5–8. Cold-patch is a 6-month bridge, not a fix. Crack seal lasts 3–5 years and should be renewed on a calendar. The variable is always sub-base — if water is in it, no surface repair lasts.

    Can you repair in winter?

    Cold-patch can be placed year-round as an emergency stopgap. Hot-mix patching needs ambient temps above ~40°F and dry conditions to bond properly, which in our territory means roughly April through October. We schedule winter emergency response, then convert to permanent hot-mix in spring.

    Do you handle ADA compliance during repairs?

    Yes. Any repair that touches stalls, access aisles, or ramps is brought to current ADA code — slope, width, signage, and surface — in the same mobilization. We don't leave a property exposed to a non-compliant restripe.

    Do you offer warranties on parking lot repair?

    Yes — written workmanship warranty on every patch, crack seal, and overlay. Terms vary by scope and are spelled out on the proposal. Sub-base or drainage failures outside the repair area are excluded; we'll flag those in writing before we start so there are no surprises.
