    Surface Prep

    Power-broom, blow, edge-cut, and oil-spot prime. The seal is only as good as the surface it bonds to.

    Crack Seal First

    Hot-pour rubberized seal on every crack ≥ 1/4" before sealcoat goes down — water in the base outlasts any topcoat.

    Two-Coat Sealcoat

    Two coats of mix-design-specified coal-tar or asphalt emulsion, squeegee + spray, cut clean to curbs and joints.

    Layout & Restripe

    CAD-accurate layout, ADA-compliant stalls, access aisles, fire lanes, and directional arrows in long-life traffic paint or thermoplastic.

    Phased Mobilization

    Half-lot phasing on retail and medical sites — tenants stay open, customers keep parking, you stay off the complaint list.

    Written Cadence

    Calendar handoff: when to re-seal, when to re-stripe, when to crack-seal — so the asset hits 20+ years, not 8.

    New Pave / Overlay

    Cure 90 days. Crack-seal nothing yet. Restripe to ADA. Document baseline PCI.

    Year 2–3
    First Sealcoat

    Two-coat sealcoat once the binder has fully cured. Crack-seal any working cracks ≥ 1/4". Restripe.

    Year 5–6
    Re-Seal + Crack Seal

    Second seal cycle. Full crack-seal pass. Touch-up stripe and ADA bring-up if code changed.

    Year 8–10
    Re-Seal + Spot Repair

    Third seal cycle. Saw-cut patch any failed zones. Full restripe to current code.

    Year 12–15

    How often should a commercial parking lot be sealcoated and restriped?

    Most commercial lots in MT, ID, WA, ND, and SD run a 2–3 year sealcoat cadence with a full restripe each cycle. Freeze-thaw markets (Bozeman, Missoula, Helena, Fargo, Bismarck, Rapid City) trend toward 2 years; milder markets (Boise, Spokane, Sioux Falls) trend toward 3. Faded stalls or peeling stripe before then = bring the cycle forward.

    How much does sealcoating and striping cost?

    Every lot is priced off a site walk — square footage, crack-seal scope, ADA bring-up, layout complexity, and access window all move the number. We don't publish per-square-foot rates because the same number misleads on a 10,000 sq ft retail strip and an 80,000 sq ft industrial yard. Call (406) 309-SEAL for a written scope and number.

    Do you sealcoat and stripe in the same mobilization?

    Yes — sealcoat goes down, cures, and the layout crew strikes the lot the same week. One mobilization, one tenant notice, one closure window. Two trips is for contractors who don't own their own striping rig.

    Can you sealcoat in winter?

    Sealcoat needs ambient temps above ~55°F for at least 24 hours and dry conditions to cure properly. In our territory that's roughly mid-May through late September. Crack-seal can be placed in colder weather. We use winter to scope, schedule, and lock paint and seal pricing before spring.

    Will the lot be closed?

    Most lots can be phased — half open, half closed — so business never stops. Typical 30,000 sq ft retail lot: sealcoat phase 1 day 1, phase 2 day 2, full stripe day 3. Drivable 24 hours after seal, fully cured at 48. Phasing plan and tenant notice are written into the proposal.

    Does the restripe include ADA compliance?

    Yes. Every restripe is brought to current ADA code — stall width, access aisle, ramp slope, signage, surface — in the same mobilization. We will not walk away from a fresh seal with a non-compliant restripe.

    Sealcoat vs. resurfacing — when do I switch?

    Sealcoat is a topcoat — it slows oxidation and waterproofs the surface, but it cannot fix structural failure. Once alligatoring covers more than ~25% of the lot, the surface is oxidized through to gray, or patches are stacking on patches, sealcoat is throwing money at a problem that needs mill-and-overlay.
