Most property managers in Montana don't have a vocabulary problem with asphalt repair. They have a sequencing problem. The five repair options below all exist for a reason; the trick is matching the right one to the damage you actually have.
Option 1: Crack sealing
Hot-applied rubberized sealant injected into cracks ⅛ to ¾ inch wide. Routes water out of the cracks before it gets to the base. Lowest-cost repair in the menu — roughly $0.50–1.00 per linear foot. Fixes nothing structural; prevents structural failure from starting. Right call when cracks are linear and limited, and the surrounding pavement is sound. See our crack sealing service.
Option 2: Pothole patching
Cut out the failed area, remove the loose material, and fill with hot or cold mix asphalt. Two variants:
- Throw-and-go (cold patch) — temporary, used in winter when hot mix isn't available. Lasts a season at best.
- Cut-and-patch (hot mix) — proper repair. Saw-cut clean edges, tack coat, hot mix compaction. Lasts 3–7 years depending on base condition.
Cost: $4–8 per square foot for small patches; lower per-foot on bigger areas.
Option 3: Remove-and-replace patching (full-depth)
When base failure has started — alligator cracking, soft spots, sinking — surface patching just buys time. Full-depth patching removes asphalt and damaged base, replaces base material to spec, and re-paves. Cost: $8–15 per square foot.
Right call when the failure is contained to <10% of the lot. Beyond that, overlay or reconstruction usually pencils better.
Option 4: Mill-and-fill overlay
Mill 1.5–2 inches of the existing asphalt surface and lay new asphalt on top. Resets the surface life of the lot without touching the base. Cost: $3–6 per square foot. Right call when:
- Base is still structurally sound
- Surface is widely deteriorated (block cracking, broad raveling, multiple patches)
- ADA accessibility and drainage profile need to be preserved
Option 5: Full reconstruction
Excavate to subgrade, rebuild base, re-pave. Cost: $8–15 per square foot. The right answer only when base failure is widespread and overlay won't survive. Worst-case outcome of years of deferred maintenance.
