The answer, after a Northern Rockies winter, is usually no. But with the right preparation in the weeks before boating season, you can protect your waterfront surfaces, extend their lifespan, and avoid the mid-season failures that close boat ramps and create liability nightmares.
The Unique Challenges of Waterfront Surfaces
Marina and dock surfaces face a combination of stresses that land-based pavement never encounters:
Constant moisture exposure: Unlike parking lots that dry between rain events, waterfront surfaces are in perpetual contact with water—splashing, wave action, humidity, and condensation. This continuous moisture accelerates oxidation of asphalt surfaces and promotes biological growth on concrete, wood, and composite decking.
Freeze-thaw at the waterline: The transition zone where water meets pavement—boat ramp edges, dock foundations, seawalls—experiences more severe freeze-thaw cycling than any other surface. Water wicks into porous materials by capillary action, and the freezing expansion occurs in the most structurally critical areas.
Chemical exposure: Boat fuel, hydraulic fluid, two-stroke engine oil, and cleaning chemicals regularly contact marina surfaces. These petroleum products break down asphalt binder and stain concrete. Without proper protection, a single fuel spill can cause damage that costs thousands to repair.
UV intensity: Waterfront locations experience amplified UV exposure because sunlight reflects off the water surface, effectively hitting pavement from two directions. This accelerated UV degradation oxidizes asphalt faster than comparable inland surfaces.
Heavy, concentrated loads: Boat trailers concentrate extremely heavy loads onto small tire contact patches. A loaded boat trailer can exceed 10,000 pounds on four relatively narrow tires, creating point loads far higher than standard vehicle traffic. Boat ramps bear these loads on inclined surfaces where water has weakened the base—the worst possible combination.
Pre-Season Surface Assessment: What to Look For
Before boating season begins, walk every waterfront surface on your property and look for these warning signs:
Boat ramp surface condition: Check for cracking, spalling, or loose aggregate on concrete ramps. Look for surface depressions where trailers have worn grooves. If the ramp surface is smooth or polished, traction has been compromised—this is a safety issue that needs immediate attention. For asphalt ramps, check for alligator cracking in the transition zone between submerged and dry sections.
Parking and staging areas: Marina parking lots take extraordinary abuse. Boat trailers drip water constantly, keeping the pavement wet. Tongue jacks gouge the surface when trailers are disconnected. Overflow from boat washing stations creates standing water. Assess these areas for cracking, [potholes](/services/pothole-repair), and drainage problems.

Dry Ice Blasting: The Marina's Secret Weapon
Traditional surface cleaning methods create serious problems in waterfront environments. Pressure washing generates contaminated runoff that flows directly into the lake or river. Chemical cleaners introduce pollutants to the water. Sandblasting leaves abrasive media on dock surfaces and in the water.
Dry ice blasting eliminates all of these problems. The process uses compressed air to accelerate pellets of solid CO2 (dry ice) at the surface. On impact, the dry ice sublimates—it converts directly from solid to gas—leaving zero secondary waste. No water runoff. No chemical residue. No abrasive media to clean up.
For marina and waterfront applications, dry ice blasting excels at:
Removing biological growth: Algae, moss, mildew, and lichen are blasted away without damaging the underlying surface. Dry ice cleaning reaches into textured surfaces and between boards where pressure washing cannot effectively clean without excessive water pressure that damages the material.
Stripping old coatings: Dock stains, anti-slip coatings, and weathered paint are removed cleanly, preparing the surface for fresh coating application. Dry ice blasting does not raise the grain on wood surfaces the way sanding or pressure washing does.
Cleaning fuel and oil stains: Petroleum stains on concrete and asphalt are lifted without the chemical solvents that would contaminate waterways. The thermal shock of the dry ice (at minus 109 degrees Fahrenheit) causes the contaminant to contract and release from the surface.
Removing rust and corrosion: Metal dock hardware, railings, cleats, and structural steel can be cleaned of rust and marine corrosion without disassembly. Dry ice blasting reaches into crevices and around fasteners that are impossible to clean by hand.
Sealcoating Boat Ramp Access Roads and Parking Areas
The asphalt surfaces surrounding your marina—access roads, parking lots, staging areas, and trailer storage—need the same sealcoating protection as any commercial pavement, but with additional considerations for the waterfront environment.
Timing matters: Sealcoat your marina pavement before boating season begins, not during it. Once the ramps are busy, closing sections for sealcoat application and curing becomes impractical. The ideal window is late April through mid-May—after freeze risk passes but before Memorial Day launches the busy season.
Fuel-resistant sealcoat: Standard sealcoat formulations resist incidental fuel exposure, but marina pavement needs enhanced protection. We use coal-tar emulsion sealcoat on marina surfaces because it provides superior resistance to gasoline, diesel, and two-stroke oil compared to asphalt-emulsion alternatives. The difference in fuel resistance is dramatic and well-documented in ASTM testing.
Drainage integration: Before sealcoating, ensure that drainage systems are functioning properly. Marina pavement often has oil-water separators, catch basins, and trench drains that must remain clear. We inspect all drainage infrastructure before sealcoating and coordinate with your maintenance team to address any issues.
Concrete Boat Ramp Maintenance
Concrete boat ramps require specialized maintenance that differs from standard concrete flatwork:
Traction restoration: If your ramp surface has become polished and slippery from years of trailer use and algae growth, traction can be restored through surface treatment. Options include brooming fresh concrete overlay, applying aggregate-impregnated coatings, or cutting grip grooves into the existing surface.
Joint sealing: The control joints in concrete ramps are entry points for water that accelerates freeze-thaw damage. Sealing these joints with flexible, waterproof sealant before the season starts prevents the most common cause of concrete ramp deterioration.
Submerged section inspection: The portion of the ramp that stays underwater is the most vulnerable and the hardest to inspect. Schedule your assessment during low water periods when you can see the full ramp surface. Look for undermining—where water flow has eroded material from beneath the ramp edge, creating voids that will eventually cause the concrete to crack and settle.
Creating a Seasonal Maintenance Calendar
Effective waterfront surface management follows a predictable annual calendar:
April — Assessment and planning: Walk all surfaces, document conditions, and schedule repairs and maintenance. This is the time to identify problems and plan solutions before the season starts.
May — Preparation: Complete all surface repairs, dry ice blasting, sealcoating, and coating applications before Memorial Day weekend. Verify that all boat ramp surfaces have adequate traction. Test drainage systems.
June through August — Monitor and maintain: During the busy season, focus on spot cleaning fuel spills immediately (before they penetrate the surface), keeping drainage clear, and monitoring high-use areas for developing problems. Address any issues before they become safety hazards.
September — Post-season protection: After the last boats are pulled, apply fall crack sealing to prevent winter water infiltration. Clean fuel and oil stains before they set through the winter. Apply protective coatings to dock surfaces that will be exposed to snow and ice.
October through March — Winter protection: For marinas that remain accessible in winter, maintain de-icing on walking surfaces and monitor for ice damage to dock structures and seawalls.
