When we think about pavement damage, winter usually comes to mind—freeze-thaw cycles, snowplows, road salt. But summer poses equally serious threats to unprotected asphalt, and the damage is often invisible until it's too late.
How Summer Destroys Asphalt
Asphalt is primarily made of aggregate (rocks) bound together by bitumen, a petroleum-based binder that gives asphalt its flexibility and water resistance. UV radiation from summer sun breaks down this binder at the molecular level.
As bitumen degrades, it loses its binding properties. The surface becomes brittle and gray. Aggregate begins to loosen and wash away (called raveling). The pavement loses flexibility, making it more susceptible to cracking from thermal expansion and traffic loads.
In Montana and Idaho, high altitude intensifies UV exposure. A parking lot at 4,000 feet elevation receives significantly more UV radiation than one at sea level. This accelerates oxidation and makes sealcoating even more critical.
Visual Signs of UV Damage
Color Change: Fresh asphalt is dark black. As UV damage progresses, it fades to dark gray, then light gray. By the time asphalt looks tan or brown, significant binder degradation has occurred.
Raveling: Small aggregate particles appearing on the surface or accumulating in low spots indicate the binder is failing to hold stones in place.
Surface Cracking: Fine hairline cracks covering the surface (different from structural cracks) suggest brittle pavement that's lost flexibility.
Soft Spots: On extremely hot days (90°F+), damaged asphalt may become soft or tacky, showing the remaining binder is degrading under heat stress.
Why Sealcoating is Essential Summer Protection
Sealcoat acts as sunscreen for your asphalt. The carbon black and other components in quality sealers block UV rays from reaching the bitumen binder beneath. This prevents oxidation and maintains the flexible, water-resistant properties that make asphalt durable.
Think of it like this: you wouldn't spend all summer outside without sunscreen. Your parking lot is outside 24/7, 365 days a year. Without protection, UV damage is inevitable and cumulative.
The Mid-Summer Application Window
While spring is ideal for sealcoating, mid-summer offers excellent conditions too. Warm temperatures ensure proper curing, and the long days provide extended working hours. The key is applying sealcoat before the pavement shows significant UV damage.
Waiting until fall means your pavement endured an entire summer of unprotected UV exposure. By then, some oxidation damage is permanent, and you're applying protection after the period of highest risk.
Heat-Related Best Practices
Avoid Peak Heat Application: We typically apply sealcoat in early morning or evening during extreme heat waves. Pavement temperatures above 140°F can affect curing and application quality.
Plan for Curing Time: Hot, dry conditions speed curing, but we still recommend 24-48 hours before full traffic. Plan accordingly for high-traffic areas.
Address Soft Spots First: If your pavement has areas that soften in heat, these need patching before sealcoating. Sealer won't fix structural problems.
Protecting Your Investment
Every summer without sealcoat protection costs you pavement life. The damage is cumulative and largely irreversible. While sealcoating can't restore damaged binder, it prevents further degradation and locks in remaining pavement life.
