    ADA Parking-Lot Striping: The 2026 Compliance Checklist

    ADA parking enforcement isn't slowing down. Drive-by complaints to the DOJ are up, plaintiffs' firms specializing in accessibility have set up shop in every metro we work in, and the typical settlement on a documented violation lands somewhere between $5,000 and $25,000 — before legal fees and before the cost of actually fixing the lot. That's on top of the public-relations cost when a complaint makes the local news.

    The frustrating part is that almost every lot we walk has at least one issue, and almost none of them are intentional. Stalls get re-striped over older layouts. Access aisles get narrowed when a lot gets reconfigured. Signage gets knocked down by a snowplow and never replaced. Slopes go out of spec when a lot settles. Nobody's trying to be non-compliant — they just don't have a checklist.

    Here's ours. We use this exact walk-through on every commercial striping job we bid across MT, ID, WA, ND, and SD.

    The stall count

    ADA Standard 208.2 sets the minimum number of accessible stalls based on the total stalls in the lot. As of the 2010 ADA Standards (still current in 2026), the table runs:

    One out of every six accessible stalls (with at least one in every lot) must be van-accessible. So a 100-stall lot needs 4 accessible stalls, one of which is van-accessible. A 200-stall lot needs 6, one of which is van-accessible. A 600-stall lot needs 12 (2 percent), with at least 2 van-accessible.

    First thing we check on every walk: does the lot have the right count? It's the easiest violation to spot and the most common one we find.

    Stall and access-aisle dimensions

    Standard accessible stall: 96 inches wide minimum, with a 60-inch-wide access aisle alongside.

    Van-accessible stall: 96 inches wide with a 96-inch access aisle, OR 132 inches wide with a 60-inch access aisle. Either configuration is compliant. The 132-inch single-stall version is more common in newer lots; the 96+96 is more common in retrofits.

    Two adjacent accessible stalls can share an access aisle. The aisle has to be on the passenger side of the vehicle in head-in parking, which means in a normal lot layout you stripe two stalls to share one aisle between them.

    All access aisles must be marked so they read as no-parking zones. Diagonal stripes inside the aisle are the standard — we use 4-inch white lines at 36-inch on-center, set at 45 degrees. See our striping service page for the spec we apply.

    Signage

    Every accessible stall needs a sign mounted 60 inches minimum from the ground to the bottom of the sign (some jurisdictions require 80 inches — check locally). The sign has to display the International Symbol of Accessibility. Van-accessible stalls need an additional "Van-Accessible" sign or designation.

    Pavement-only striping with the wheelchair symbol does not satisfy the signage requirement on its own. We see this constantly — older lots that have the symbol painted on the asphalt but no vertical sign. That's a violation even if the rest of the stall is perfect.

    Local jurisdictions often add their own requirements on top of federal ADA: fine notices ("$250 fine" or similar), tow-away warnings, contact phone numbers. We track these by city across our service area; ask us what your local code requires.

    Slope and surface

    Both the stall and the access aisle must have a slope of no more than 1:48 (about 2 percent) in any direction. This is the one that catches owners by surprise. Lots settle over time. A stall that was compliant when it was striped 8 years ago may be out of spec now because the lot has shifted.

    We check slope with a 4-foot digital level at every accessible stall during a striping walk. If a stall is out of slope, no amount of paint fixes it — that area needs to be cut, patched, and re-graded before re-striping. See asphalt repair options for what that work looks like.

    Surface also has to be firm, stable, and slip-resistant. Loose chip seal, deteriorated asphalt, or alligator cracking inside an accessible stall is itself a violation independent of the striping.

    Accessible route to the building

    Striping isn't enough by itself. There has to be an accessible route from the stall to the building entrance. That means:

    - A continuous path with no abrupt vertical change greater than 1/4 inch (1/2 inch if beveled).

    - No grade change greater than 1:20 (5 percent) without a ramp. Ramps themselves max out at 1:12 (about 8.3 percent).

    - Crosswalk striping where the route crosses a drive lane.

    - A curb cut at the sidewalk, with a detectable warning surface (the truncated-dome tile) at the cut.

    If the accessible stall is across the lot from the entrance, an able-bodied person can walk it through the drive lanes. A wheelchair user can't. The shortest accessible route to the entrance is what determines where the accessible stalls have to be — not the geometry that's convenient for the striping crew.

    The 2026 walk-through checklist

    Print this. Hand it to your property manager. Walk every commercial lot you own once a year, before sealcoating season.

    - [ ] Total stall count matches required accessible-stall count (see table above).

    - [ ] At least 1 in 6 accessible stalls is van-accessible.

    - [ ] Each accessible stall is at least 96 inches wide.

    - [ ] Access aisle is at least 60 inches wide (96 inches for van without 132-inch stall).

    - [ ] Access aisles are striped with diagonal hash marks, no-parking zone clearly read.

    - [ ] Each accessible stall has a vertical ISA sign mounted at 60+ inches.

    - [ ] Van-accessible stalls have additional "Van-Accessible" designation.

    - [ ] Slope of stall and access aisle does not exceed 1:48 (2%) in any direction.

    - [ ] Pavement surface in the stall is firm, stable, and slip-resistant.

    - [ ] Accessible route from stall to building entrance is continuous, no vertical changes > 1/4" un-beveled.

    - [ ] Curb cuts on the accessible route have detectable warning surfaces.

    - [ ] Crosswalk striping where the accessible route crosses drive lanes.

    - [ ] Lot has been re-striped within the last 3 years (faded lines are themselves a compliance issue in many jurisdictions).

    What it costs to fix

    For a typical 100-stall commercial lot, an ADA-compliant re-stripe runs $1,800 to $2,800, including the four accessible stalls with proper access aisles and pavement symbols. Add $150 to $350 per sign for new ADA signage on posts. If slope work is needed on any stall, that's $800 to $2,500 per stall for cut-patch-grade work depending on size and depth.

    Most of the lots we walk are 80 to 90 percent compliant. The fix is usually a re-stripe with updated dimensions, replacement of one or two missing signs, and occasionally one slope correction. Total cost to bring a typical commercial lot fully into spec: $2,500 to $5,000. The cost of *not* doing it, if a complaint or lawsuit shows up: a multiple of that, plus the work.

    Do faded ADA parking lines violate compliance?

Most commercial lots need re-striping every 2 to 3 years.
