    Why DOTs and airports switched to brine first

    If salt brine were a niche product, the Minnesota and Wisconsin DOTs wouldn't have rebuilt their entire winter fleets around it. Multiple long-running state-DOT studies — Minnesota DOT, Wisconsin DOT, and the FHWA's Clear Roads program — have published 10+ years of data showing that anti-icing with brine reduces total salt consumption by 40–75% per lane-mile while improving level-of-service.

    The mechanism is simple: snow and ice bond to dry pavement through a thin interfacial freeze. A brine pretreatment lays down a chloride film that prevents that bond from forming, which means the first plow pass scrapes the lot clean to bare pavement instead of scraping through a frozen crust. That single difference is the source of most of the cost and chloride savings.

    When rock salt is still the right call

    Brine is not universally better. There are three situations where rock salt remains the honest answer.

    First, single-event jobs and small residential properties. The capex of a brine tank, spray truck, and storage doesn't pencil out for a contractor servicing under ~250,000 sq ft of pavement per season. If your contractor doesn't already have brine equipment, asking them to add it for one lot will end up costing you more, not less.

    Second, post-storm accumulation cleanup. Brine is a pretreatment chemistry. Once snow is on the ground at depth, you still need a plow pass and a follow-up granular or treated-salt application to handle bonded ice on the cleared surface. Brine reduces, but does not eliminate, the granular program.

    Third, extreme cold (sub-zero F) events. Below about 15°F, sodium-chloride brine starts to lose effectiveness fast. Magnesium-chloride or calcium-chloride additives extend the range, but in true Arctic events — common in our ND and northern MT service areas — the right answer is often abrasive (sand) and a plan to wait out the cold snap, not brine or rock salt alone.

    The honest total-cost math

    Most rock-salt cost comparisons quote you the per-pound delivered price of bulk salt and stop there. That math is wrong in two ways: it ignores the 30%+ bounce-and-scatter loss off pavement on the first application, and it ignores the second and third re-applications that are common when an undertreated lot refreezes overnight.

    Honest comparisons should price the program — pretreatment + plow + granular for brine; granular + re-granular + cleanup for rock salt — across a full season of typical events in your market. When property managers run that math (or ask us to), the brine program is meaningfully cheaper in 80%+ of cases on commercial lots over 100,000 sq ft.

    The other line item nobody puts in the bid is concrete and vehicle corrosion. Rock salt tracks into building entries and parking decks and accelerates concrete scaling. Brine stays on the pavement. Maintenance and capital-replacement budgets pay for that difference quietly, year after year.

    It works on any paved surface — parking lots, drive lanes, loading docks, and sidewalks. The technique is the same as DOT highway anti-icing, scaled to commercial-property volumes with smaller spray equipment.

    How far ahead of a storm do you apply brine?

    Typical pretreatment is 12–48 hours before forecast precipitation, on a dry pavement surface. If a storm is already underway, we switch to a treated-salt or granular program — brine doesn't work as a post-storm tool.

    Is brine more environmentally friendly than rock salt?
