Asphalt Crack Sealing in Whitefish, MT

Lake-effect humidity and an 80-inch snow season give Whitefish pavement the worst freeze-thaw exposure in our service area. Summit Surface hot-pours rubberized sealant on Whitefish Mountain Resort access roads, Central Avenue and Railway District retail, and East Lakeshore HOA shared drives before water cycles back into the base.

    Whitefish crews, Whitefish schedules

Why a local crew matters in Whitefish

Eighty-plus inches of annual snow and a ski-economy that runs five months mean Whitefish needs winter operations that don't quit in February. Out-of-region contractors quote the work, then sub it out to whoever has a truck — we run our own crews from Kalispell, 15 minutes away, with the same operators every storm.

On the sealcoat side, the resort-town calendar makes scheduling brutal. A two-day weather delay can blow a Memorial Day reopening. Local presence means we can reschedule a Whitefish job by 36 hours and still hit the same week — a Missoula or Spokane crew can't.

The Whitefish asphalt crack sealing schedule

    Spring (Apr–Jun)
    Post-thaw inspection

Whitefish thaws later than Kalispell. We schedule walks the second week the lot is fully clear, then hot-pour cracks before tourist season ramps.

    Summer (Jun–Aug)
    Sealcoat windows

Tightest sealcoat window in our territory. Most resort-adjacent jobs run before Memorial Day or after Labor Day to protect peak-season revenue.

    Fall (Sep–Oct)
    Pre-ski-season prep

Final crack seal, line striping touch-ups, and brine staging before the first November snow. Ski-season lift-line lots get inspected and prepped.

    Winter (Nov–Apr)
    Sustained de-ice ops

Longest winter in our service area — five-month brine and salt program with documented logs for every storm event.

    How it works

    Our asphalt crack sealing process

    01

    Crack Mapping & LF Estimate

We walk the lot, mark every crack 1/4" and wider, route stubborn cracks where needed, and air-blast debris and vegetation. You get a linear-foot count and a written scope before any material is melted.

    02

    Hot-Pour Rubberized Sealant

Material is melted to spec in a direct-fired kettle, applied at 380–400°F with a banded squeegee. We work the climate window — temps above 40°F, no surface moisture, no precipitation in the cure period.

    03

    Reopen & Photo Closeout

Most lots reopen within 30–60 minutes. You receive before/after photos, a marked-up site map of the LF treated, and a recommended re-inspection date so crack work stays ahead of the failure curve.

    Whitefish seasonal playbook

Asphalt Crack Sealing — spring, summer, fall

    Walk after the late thaw.

Whitefish thaws later than Kalispell — usually the second or third week of April. We walk accounts as soon as the lot is fully clear, route every crack over ¼", and clear debris so the hot-pour bonds clean.

    Submittal documentation

SDS & technical data sheets for Whitefish projects

Municipal, school district, and HOA specifications in Flathead County almost always require a Safety Data Sheet for every product brought on site. Download what you need for a asphalt crack sealing submittal in Whitefish — the rest is emailed the same business day.
