How long does a lot need to stay closed for sealcoat and striping?
Plan on 24 hours for sealer cure plus 1–4 hours for paint dry, so most lots reopen the next morning. Half-lot phasing keeps at least part of the site open the entire time.
What prep does the property owner have to do?
Sweep or arrange sweeping, shut off irrigation, notify tenants and post closure signage, clear vehicles and dumpsters, and approve any ADA or layout changes before the crew mobilizes.
Should crack sealing happen before sealcoating?
Yes. Every working crack 1/4" and wider is hot-pour sealed first so the sealer bonds to a stable surface and water stops reaching the base.
