Every unsealed crack is an entry point for water. Every water entry point becomes an expanding crack. By spring, small fall cracks become spring potholes. The cycle accelerates each year until major repairs or replacement are unavoidable.
Fall preparation breaks this cycle by sealing entry points before winter's first freeze.
The Fall Maintenance Checklist
1. Crack Sealing (Priority One)
This is the single most important fall maintenance task. Hot-applied rubberized crack sealant remains flexible through freeze-thaw cycles, blocking water entry all winter. DIY cold-pour products fail quickly in our climate—professional application is essential.
2. Drainage Assessment
Walk your parking lot during or after a rain. Note areas where water ponds or drains slowly. These areas are most vulnerable to freeze damage. Sometimes simple solutions (cleaning catch basins, regrading small areas) prevent major problems.
3. Edge and Joint Repair
Pavement edges and joints between sections are particularly vulnerable. Check for separation, cracking, or deterioration. Repairs made now prevent accelerated winter damage.
4. Pothole and Patch Repairs
Existing potholes get worse in winter—much worse. Temporary cold-patch repairs from earlier in the year should be replaced with permanent hot-mix patches before winter. Cold patch material shrinks and fails in freeze-thaw conditions.
5. Final Sealcoating (If Needed)
If your pavement hasn't been sealed recently, fall offers a final application window. Sealcoating requires temperatures above 50°F for proper curing, typically available into mid-October in most of our service area.
Timing Your Fall Maintenance
In Montana and Idaho, the fall maintenance window typically runs from mid-September through late October, depending on elevation and specific location. Key timing considerations:
- Crack sealing can be done at lower temperatures than sealcoating
- Allow 24-48 hours of dry weather after sealing before rain or snow
- Schedule early to ensure contractor availability
- Don't wait for first freeze—by then, water may already be in cracks
